SERVICE TO LANDLORDS
Homeseekers are a local specialist property company, as well as property sales, Property finance and mortgages, we are THE local Letting Agent. We have been letting properties for our clients for over 10 years.We offer 3 service levels to our valued Landlord clients wishing to rent their properties, they are as follows:
1. INTRO ONLY
- We will advertise your property for let and find a tenant that suits your needs.
- We will then run a credit and reference check via an independent third party agent.
- We will draw up a tailor made tenancy contract according to your specific requirements.
- We will collect the initial payments payments (1st month & 1 month deposit) of which we will deduct our fee in full before passing the balance to you.
- We will NOT hold the deposit or collect any further payments.
2. RENT COLLECTION
All of the above is offered from option 1 but with added extras.- We will collect the rent when it is due and pay it forward to you in any way you require.
- We will offer to supply you an insurance policy which will cover you against any unlikely future rent defaults.
- We will deduct 50% of our fee from the first payment and the remainder is paid on a drip basis over the next 10 instalments that are collected.
- We will hold the tenant deposit in a secure RDS (Rent Deposit Scheme).
3. FULL MANAGEMENT
All of the above from option 1&2 but with added extras.- We will supply you with a paid for insurance policy in the unlikely event of any rent default.
- We will deal with any problems the tenants may have.
- Any maintenance or repair work that might be needed at the property will be carried out by our panel of approved local contractors and will be cost quoted and checked with landlords (in all non emergency cases). This ensures you’re never charged more than you are happy with.
- We will conduct quarterly visits to inspect the condition of your property.
- We will collect 100% of our fee from the first 10 rent instalments.
